6 simple steps to selling a home with Baker Contracting Inc.
Request a Pre-Sale Renovation Assessment.
One of their Home Improvement Consultants will be in touch within 24 hours to schedule an in-person visit, or if you prefer you can capture a video using your smartphone to identify those renovations to increase your ROI and sell the home faster.
Estimate.
After reviewing your property they will prepare a custom plan for your home. They will then schedule a time to discuss:
- The property’s as-is list price
- The renovation plan and the associated costs
- The after-renovation list price
If the plan is acceptable to you they will then prepare the contract.
Contract.
You will sign both a deed of trust and a contract that details the scope of work. Once the contract is signed, they’ll schedule the project start date and hustle to help you close faster.
Renovation
Their renovation process is completely turn-key. Their Project Manager will handle everything from the permits to the punch list while you go about your daily life. You’ll also receive weekly updates through the process. They want to get the house on the market quickly (just like you do!), so they generally complete their projects within weeks, as opposed to months.
List the Home For Sale
Once the project is complete, your Realtor will list the home. The property needs to be listed within 5 days and remain on the market until it sells.
Closing
No need to worry about paying Baker Contracting Inc., they get paid when you do at closing. The title company will pay them for the renovations through the proceeds of the sale at settlement.
Not every home is a fit
They focus on homes that require larger-scale renovations with a minimum project value of $15,000. Baker Contracting Inc. does a very detailed and data, driven analysis up front to assess whether a home is a good fit for their program.
How does Baker Contracting Inc. make money?
They share in the value create.
Baker Contracting Inc. covers the upfront cost of your renovation project. This is not a loan, so they do not charge interest, nor do they collect monthly payments. Instead, they hope to earn a profit when you sell your home. When your home sells, you'll need to pay Baker Contracting Inc. back an amount equivalent to their original investment, plus their share of your home's change in value over it's predetermined "as-is" value.
Thus the seller receives what amounts to an interest-free loan with the cost of the upgrades being paid out of the sales proceeds at closing. That’s true partnership.
Revolutionizing the Process Of Selling Home.
Buyers typically don’t want to do a lot of work. They want turnkey, move-in ready homes. But sellers often haven’t redone the home in a decade or more. Maybe it has outdated brown carpeting, wallpaper on the walls, or an enclosed kitchen with drop ceiling with fluorescent lighting the sorts of finishes that are likely to turn off shoppers as they click through online listings.
Sellers may understand this but be at a loss on what changes will pay off, maximizing the home’s chance of selling quickly and for the most money, as well as how to pay for the updates. Furthermore, home improvement projects can be stressful and emotional for homeowners. Unreliable contractors who are unresponsive, don’t show up on time, and are in no rush to complete the project just make the situation worse.
Baker Contracting Inc. does things differently:
They specialize in pre-sale home improvements, focusing on high-impact renovations proven to maximize price and reduce time on the market
They cover the upfront costs of the improvements allowing the homeowner to pay at closing and once the home is sold
They partner with real estate agents and homeowners as one team
They leverage technology to streamline the home improvement process: virtual estimates, automated communication and updates – you’ll never be in the dark about next steps
They make the entire renovation process – from the estimate to the final walk-through – easy and painless for homeowner and their agent

They do! They are licensed and insured general contractors and have Project Managers who are full-time Baker Contracting Inc. employees. They also rely on a network of vetted, licensed, and insured subcontractors for our projects.

Not at all. They have a brand and reputation to maintain with not only sellers, but agents and buyers as well. They have a portfolio of quality materials that they know buyers love. Cabinets, flooring, carpet, paint color—they hand select the materials in the portfolio based on their performance in their numerous previous projects. They use high-quality materials that result in amazing transformations, and because they operate at scale, their prices are very competitive.
If I work with Baker Contracting Inc., who owns the home?
You own the home! You control the property and receive the benefits of home ownership, such as occupancy rights and income tax deductions.
Baker Contracting Inc. is not an owner and has no rights of occupancy. When you sell your home, you'll need to pay Baker Contracting Inc. back an amount equivalent to their original investment, plus their share of your home's change in value over it's predetermined "as-is" value.
