Estimate.
After reviewing your property they will prepare a custom estimate for your property. They will then schedule a time to discuss:
- The renovation plan and the associated costs
- The estimate is a line item estimate so if there is something not needed it's easy to remove
- If you are out of town everything can get coordinated through your Realtor
If the plan is acceptable to you a simple button click and they’ll schedule the project start date and hustle to help you close faster.
Renovation
Their renovation process is completely in house. Their Project Manager will handle everything from the permits to the punch list while you go about your daily life. You’ll also receive updates through the process. They want to get the house on the market quickly (just like you do), so they generally complete their projects within weeks, as opposed to months.
List the Property For Sale
Once the project is complete, your Realtor and Project Manager will do a walk through to make sure everything is finished and the property is ready to list.
Closing
No need to worry about paying Baker Contracting Inc., they get paid when you do at closing. The title company will pay them for the renovations through the proceeds of the sale at settlement.

Is there a project size requirement?
There is a minimum project size requirement to qualify for no payment up front. Baker Contracting Inc. has found most projects tend to be around $5,000 minimum. So we start our no payment up front at $5,000. We get paid out of proceeds through this program which helps owners who already have other expenses (moving, down payments, and other sales expenses) to deal with.
Do I need a Realtor?
Yes. Baker Contracting Inc. requires you work with a licensed Iowa Realtor to participate in the program. Baker Contracting Inc. will be investing their own money into your property's renovation and receiving payment when your property sells. As such they have a vested interest and will require you to work with a local real estate professional to ensure your property sells for top dollar. If you don't already have a Realtor, Baker Contracting Inc. is happy to refer you to one of their trusted partner agents.

What happens if the property doesn’t sell?
All properties will eventually sell and they will wait as long as it takes to get paid. While there is a 12 month time limit, they do require the house to remain on the market until it sells, unless they choose to pay Baker Contracting Inc. directly for our work.
What type of work do they do?
They handle all types of pre-sale renovation projects inside and outside of the property—kitchen remodels, roof repairs, bathroom upgrades, flooring replacements, HVAC, mold remediation—anything that’s required to get the property move-in ready.
Who does the work?
They do. They are licensed and insured general contractors and have Project Managers who are full-time Baker Contracting Inc. employees. They also rely on a network of vetted, licensed, and insured subcontractors for our projects.
What types of materials do you use? Do you only use cheaper materials?
Not at all. They have a brand and reputation to maintain with not only sellers, but agents and buyers as well. They have a portfolio of quality materials that they know buyers love. Cabinets, flooring, carpet, paint color—they hand select the materials in the portfolio based on their performance in their numerous previous projects. They use high-quality materials that result in amazing transformations.
What’s the catch?
The short answer is that there is no catch. With the Baker Contracting Inc. program, they cover the upfront costs of the renovations and repairs and receive payment at closing out of the proceeds from the sale.
